Challenges

The Allegany County Teachers Federal Credit Union project in LaVale, Maryland involved the interior renovation of an existing branch.  The renovation included upgrading finishes throughout, revitalizing the teller line/reception area to match other existing branches, and improving the mechanical system performance to accommodate the added finished space. The renovation maximized the existing first floor space, adding two administrative offices, one collections office, one marketing office, and secure storage.  The executive offices were relocated upstairs to a new 1,372 square foot suite consisting of the President/Treasurer’s office, Vice President’s office, an administrative office, storage, and a new restroom.  Lighting in the drive-thru was retrofitted to LED fixtures and enhanced for appearance and security. 

Morgan-Keller Specialty Contracts Group was asked to perform these renovations without inconvenience to the fully active credit union’s operation center and branch.  All work was to be performed without disturbances to the credit union and their members.

Solutions

Morgan-Keller Specialty Contracts Group worked hand-in-hand with the branch management team to avoid interruption of credit union daily operations and utilized off-hour shut downs without inconvenience to the owner.  All aspects of the project were planned in advance and the project was broken into three phases. Renovation began within the abandoned space on the second floor to create the new executive suite, while the occupants continued normal operations directly below.  Once the executive team transitioned to the new office space, the second phase commenced to create the new spaces on the ground floor.  During the final phase, Morgan-Keller Specialty Contracts Group utilized unique material delivery systems to avoid conflict with the credit union members and staff while all of the remaining finishes were upgraded.  Work performed outside of the normal scope of work included coordination with State Highway Administration (SHA) to revive an ill-fated storm water outfall that was causing unintended erosion at the credit union property line.

Results

Morgan-Keller Specialty Contracts Group acted as the Construction Manager for this project, which included A&E firm selections, all facets of permitting, and coordination of all construction activities - including all owner selected vendors and suppliers - making this an effortless and stress-free project for our owner.  The result of the systematically planned renovation was a credit union’s operation center and branch that was exactly what the owner had imagined.
